Horizon Title Corporation provides a comprehensive package of settlement services. Since its inception, the goal of Horizon has been to offer our clients the strength, security and resources of a competent title company while maintaining very high standards of personal service.

Pre-closing

• Horizon Title will execute title searches such as a simple deed or lien search, title bring-to dates (aka “owner search”), a UCC search to search names for UCC filings, and full 60 year ALTA searches, including searches for liens, taxes, judgments, easements and encumbrances
• We will review contracts and ensure that titles are clear of any liens, unreleased mortgages, delinquencies or other possible title problems and issues
• The Horizon team will obtain payoff information from lien-holders and taxing authorities
• Horizon will ensure that all lender requirements have been met
• Our staff will coordinate the closing with the lender

Closing

We recognize that our most important service is to assure you that the borrower is completely satisfied with the closing transaction.

• Horizon will review all settlement documents for completeness
• The Horizon team will prepare HUD’s, deeds, mortgages, Powers of Attorney, subordination agreements, and any other documents as required
• We place the closing transaction only in the hands of experienced settlement officers or title attorneys who will provide outstanding, professional and timely service
• Horizon’s settlement agents are available to close loans at the borrower’s convenience, during the day, evening or weekend at their home or place of business.

Post-closing

• The Horizon team will disburse all funds per lender requirements and will deliver all payoffs via overnight, tracked delivery
• We will process and be responsible for all documentation that must be filed, recorded and addressed after closing, as required by lenders, counties and Maryland state regulations
• Horizon will execute all of your title insurance needs and will insure your company’s transaction with, and serves as agent for, First American Title Insurance Company.
